Commercial floor care across Wellington
Floors are the largest single surface in most commercial buildings and the one that dates a premises fastest. They are also the part of a cleaning contract most often neglected, because routine vacuuming and mopping keeps a floor looking acceptable long after the finish underneath has gone.

Floor types we work on
Vinyl and vinyl composition tile
The most common hard floor in offices, schools and healthcare premises, and the one that most needs a maintenance cycle. Vinyl is protected by a sealer and polish layer, not by the vinyl itself. Once that layer wears through, foot traffic starts abrading the material underneath, and no amount of mopping brings it back. Stripping and resealing on a sensible cycle is far cheaper than replacing the floor.
Tile and grout
Common in bathrooms, kitchens and entranceways. The tile usually cleans easily; the grout is what discolours, and it needs a different method and more dwell time than routine mopping allows.
Timber and laminate
Requires controlled moisture and the right product. The most frequent damage we see on timber is from over-wetting during routine cleaning rather than from traffic.
Commercial carpet
Vacuuming removes dry soil. It does not remove the oils and fine grit that bind into the pile in traffic lanes, which is what makes a carpet look grey along the walkways while the edges still look new. Periodic extraction cleaning is what addresses that.
Polished and sealed concrete
Common in warehousing, workshops and newer retail fitouts. Durable, but the sealer still wears in traffic lanes and around doorways.
What the work involves
- Strip and seal. Removing the existing polish and sealer entirely, cleaning the bare floor, then applying fresh sealer and polish coats. The full reset, done when the existing finish is past maintaining.
- Buff and burnish. Machine polishing the existing finish to restore gloss and remove light scuffing. Extends the life of a seal considerably and is far cheaper than stripping.
- Scrub and recoat. Removing the top layers only and applying fresh coats, without going back to bare floor. A middle option when the finish is worn but not failed.
- Carpet extraction. Hot water extraction for traffic lanes and full areas, with spot treatment for stains.
- Grout cleaning and sealing.
- Entrance matting review. Often the cheapest floor care improvement available, because most of the soil in a building walks in through the front door.
How often floors need attention
It depends on traffic rather than on the calendar, but as a general guide for a typical commercial site:
- Buffing: monthly to quarterly in traffic areas
- Scrub and recoat: every six to twelve months depending on wear
- Full strip and seal: every one to three years
- Carpet extraction: every six to twelve months, sooner in high-traffic entranceways
A site with good entrance matting and a sensible buffing cycle will go years longer between full strips than one without. That is where the money is saved, not in deferring the work until the floor looks bad.

Floor work needs the area clear and needs drying time, so it almost always happens outside operating hours. Our hours are Monday to Friday, 7am to 9pm.
In practice most floor care is done in blocks: a section at a time in an occupied office, over a weekend in retail, and during term breaks in schools. Explore school cleaning. We agree the sequence in advance so you know which areas are out of use and when.

What to ask before you accept a floor care quote
Floor care quotes are unusually hard to compare, because two quotes for the same floor can describe completely different amounts of work under the same heading. A few specific questions make the difference visible.
- Is it a strip and seal, a scrub and recoat, or a buff? Three different jobs at three different prices, and “polish the floors” can mean any of them.
- How many coats of sealer and polish? This is the most common place a cheap quote saves money, and the shortfall does not show until the finish wears through early.
- How long before we can walk on it, and how long before furniture goes back? Both, not just the first.
- Is furniture moving included, and who moves what?
- What is the expected cycle from here? A quote that resets the floor without telling you when it will need doing again is half the information.
- Who is doing the work? Floor care is a specialist part of the trade and is not the same skill as a nightly clean.
We quote against a written scope that answers all of those, and periodic floor work is priced as its own line rather than folded into a monthly cleaning figure, so you can see what it costs and plan the cycle around your quiet periods.

How long does a floor take to dry?
Sealer and polish coats need time between applications and before traffic returns, which is why the work is scheduled overnight or over a weekend. We tell you the timings for your floor before we start, not afterwards.
Can you save a floor that has been neglected?
Usually, if the wear is in the finish rather than the material. Once traffic has abraded the vinyl or timber itself, cleaning will not restore it and you are into repair or replacement. We will tell you which of those you are looking at rather than sell you a strip and seal that will not fix it.
Do we need to move the furniture?
Agree it in the scope. Anything heavy, fixed, or containing equipment is worth discussing before the day.
Is floor care included in a cleaning contract?

Can you do floor care if someone else does our regular cleaning?
Yes. Periodic floor work is often contracted separately from the nightly clean, and we quote it that way as standard.
