Commercial window and glass cleaning across the Kāpiti Coast, from Waikanae and Paraparaumu to Ōtaki.
Window and glass cleaning on the Kāpiti Coast
Window and glass cleaning across the Kāpiti Coast: Waikanae, Paraparaumu, Raumati, Ōtaki and Te Horo. Commercial premises and retail frontage, cleaned on a schedule that suits the exposure of your building rather than a generic cycle.
We are based at 6 Parata Street in Waikanae and have been cleaning glass on this coast since 1987. That matters more than it sounds: a Wellington operator quoting a Kāpiti job has to price the drive in, and reschedules take a week rather than a day.

What we clean
- Shop and office frontage, cleaned before opening so it is never done in front of customers
- Interior glass and partitions, which mark far faster than exterior glazing
- Entrance doors and surrounds, the highest-touch glass on any premises
- Conservatories, sliders and ranchsliders
- Skylights and roof glazing, where safely accessible
- Frames, sills and tracks, which is where the dirt actually collects

Why Kāpiti is hard on glass
This coast has a particular combination that few other parts of the country deal with at the same time: prevailing westerlies straight off the Tasman, salt-laden air along the whole coastline, and fine sand carried inland from the beaches.
Salt does not simply sit on glass. It attracts moisture and holds mineral deposits against the surface, which bond if they are left. Once the surface has been abraded, no amount of cleaning brings it back to clear. Windborne sand does the same thing mechanically. Properties in Raumati and Paraparaumu Beach, and anything with a western elevation, take the worst of it.
The practical implication is that a regular cycle on exposed elevations is cheaper over the life of the joinery than cleaning only when the glass looks bad, because by the time it looks bad the damage has usually started.

How often windows need cleaning here
- Retail and hospitality frontage: weekly to fortnightly
- Commercial exterior glazing: quarterly for sheltered sites, more often for anything exposed or close to the beach
- Interior glass and partitions: monthly, or with the regular cleaning contract
Exposure decides this, not the calendar. It is normal for one elevation of a building to need twice the frequency of another, and quoting every elevation the same is how a property ends up either over-serviced or looking neglected on the side that matters.
How we work on the coast

Eco-friendly window cleaning
Most of our exterior glass work is done with water-fed pole systems using purified water. The water is filtered to remove the dissolved minerals that cause spotting, which means the glass dries clear without detergent. For a coastal property that is the practical method as well as the low-impact one: it rinses salt off the glazing and the frames rather than moving it around.
It also means less runoff into gardens and drives, which matters on residential sites and on any premises with planting under the windows.

Access and safety
Water-fed poles reach most two-storey and many three-storey elevations from the ground, which removes ladder work entirely and is both safer and faster. Where a section genuinely needs access equipment we will say so and price it properly.
If a part of your building is beyond what we should be doing safely, we will tell you rather than improvise. Height work is the area where an unusually cheap quote most often means a corner being cut.
Choosing a window cleaner on the Kāpiti Coast
- Whether they are actually local. A Wellington operator has to price the drive into a Kāpiti job, and a weather reschedule costs you a week rather than a day. We are based at 6 Parata Street in Waikanae.
- What they do about the salt. Ask what happens to the frames, sills and tracks, not just the pane. On this coast the salt collects in the joinery, so a cleaner who only does the glass is leaving the part that causes the damage.
- Whether they will tell you when glass cannot be saved. Etched glass does not come back. A quote to restore it is either a guess or a sale.
- How they price height. Water-fed poles reach most two and three-storey elevations from the ground. If a quote looks unusually cheap for a high elevation, ask how they intend to reach it.
If you are comparing window cleaners in Waikanae, Paraparaumu or Ōtaki, price is the easiest thing to compare and the least useful. Four things separate one window cleaner from another on this coast.
We are happy to be asked all four, and we would encourage you to ask them of anyone else you are quoting against.

What drives the cost
- Number of panes rather than glass area. Many small panes take far longer than the same area of large glazing, because the time goes into edges and frames.
- Access. Ground level, pole-reachable, or requiring equipment.
- Frequency. A quarterly cycle costs less per visit than an annual one because there is less build-up each time.
- Interior, exterior or both.
- Frames, sills and tracks included or glass only.
- Condition on arrival. Glass that has not been touched in years takes a first clean that is closer to a restoration.

Frequently asked questions
How do I find the best window cleaner on the Kāpiti Coast?
Ask the four questions above: are they local, what do they do about the salt in the frames and tracks, will they tell you when glass is etched beyond saving, and how do they price height. Any window cleaner worth hiring in Waikanae, Paraparaumu or Ōtaki will answer all four plainly. Be wary of a quote that is markedly cheaper than the others without explaining why.
How much does window cleaning cost on the Kāpiti Coast?
It depends on pane count, access, and whether frames and tracks are included. We look at the property before quoting, because photographs do not show what the access is actually like.
Do you use chemicals?
Exterior glass is mostly cleaned with purified water and no detergent. Where a surface needs more than that, we will tell you what we are using and why.
Can you remove hard water spots or salt damage?
Mineral and salt deposits can often be removed if they are still on the surface. Once they have bonded to the surface they are far harder to shift, and where grit has already abraded the glass the damage is permanent. We will tell you honestly which of the two you have rather than charge for a clean that cannot work.
What happens if it rains on the day?
Rain on clean glass does not undo the work. It is the salt and dust on dirty glass that causes streaking. We move visits for genuinely unworkable wind or weather and tell you when we do.
Can this be part of a regular contract?
Yes, and for commercial premises it usually should be. It sits as a scheduled periodic line so the cycle actually happens rather than being remembered once a year.
