Why being local actually matters here
Commercial cleaning is a recurring service, and most of what goes wrong with it is logistical rather than technical. A cleaner who is late, a supervisor who cannot get to site, a job that slips when somebody is away. Those are the failures that end contracts, not the standard of the cleaning itself.
Being based in Waikanae means our supervisors can be on a Kāpiti site the same day rather than the same week. It also means the people cleaning your premises generally live nearby, which does more for reliability than any amount of process.
The coast is harder on buildings than most of the country
Kāpiti combines three things that few other places deal with together: prevailing westerlies off the Tasman, salt-laden air along the entire coastline, and fine sand carried inland from the beaches.
The practical effects show up on exteriors first. Salt holds moisture against surfaces, which is exactly what mould and lichen need to establish, so organic growth takes hold faster here. On glass, windborne sand gradually abrades the surface and salt holds deposits against it. Once the surface is abraded it cannot be cleaned back to clear. On painted cladding, lichen anchors into the coating and will break it down if left.
None of that is alarming if it is handled on a cycle. All of it is expensive if it is left until the building looks bad, because by then the damage has usually started. Exposed and south-facing elevations always need attention sooner than the sheltered ones.
How we quote
- Site visit. We walk the building. Floor area alone tells us little; what matters is how the space is used, how many people are in it, the surfaces, and when we can get access.
- Written scope with a frequency against each task, so nothing is ambiguous later.
- Fixed quote against that scope, with periodic work priced as separate lines.
- Access agreed before the first clean: keys or cards, alarm procedure, and who to contact out of hours.

What we supply
We bring the equipment and the products. You do not need to provide anything, and you do not need to own machinery for a contractor to use on your site.
- Commercial vacuums, mops and floor equipment
- Cleaning products, including options where fragrance or particular chemicals are a problem
- Consumables such as hand towel, toilet paper, soap and bin liners, where you want those included
Consumables are the one worth settling at the quote stage. Included in the contract they never run out and never need managing. Left with you they cost less and stay under your control. Either is fine, but it changes the monthly figure, so it belongs in the quote.
One-off work, without a contract
Not everything needs a schedule. A good deal of our Kāpiti work is single jobs, quoted on their own.
- Pre-opening cleans before new premises trade
- Seasonal deep cleans, usually booked into a quiet week
- Annual exterior washing and waterblasting, which most coastal buildings need whether or not they hold a cleaning contract
- Carpet and hard floor work, on its own or alongside an existing contract
Those are quoted the same way as a contract. We look at the site first, and the price is against a written scope rather than an hourly guess.
Frequently asked questions
Do you clean outside business hours?
Yes. Most commercial cleaning is done before or after your staff are on site. Our hours are Monday to Friday, 7am to 9pm, and schedules are set around when your premises are empty.
Do you clean houses?
We are a commercial cleaner. The two exceptions are exterior house washing and residential window cleaning, both on the Kāpiti Coast, which we take on when people ask.
Is there a minimum contract?
No, there is no minimum term, and we do scheduled contracts and one-off cleans. If the service is not working we can agree to end it at any time, subject to one month’s notice. We would rather scope the site properly than fit it to a package that does not suit it.
How far up the coast do you go?
Ōtaki and Te Horo are within our normal run. Beyond that, ask and we will tell you honestly whether we can service it properly rather than take it on and let it slip.
How long have you been operating?

Do we need to provide equipment or products?
No, we supply everything needed. Consumables such as hand towel and toilet paper can go into the contract or stay with you, whichever suits.
Can you take on a site at short notice?
Often, particularly for one-off work. Contract starts depend on the site visit and on staffing the site properly, and we would rather give you a realistic date than promise one we then miss.
Can you quote without visiting the site?
We would rather not. Floor area on its own tells us very little, and a price given off a plan or a phone call is usually either too high or gets revised once we see the building. The visit is free and rarely takes an hour.
