Office Cleaning Services

Office Cleaning Services Wellington

Office cleaning across Wellington

We provide office cleaning services across Wellington, Porirua, the Hutt Valley and the Kāpiti Coast. Nightly, daily or weekly, scheduled around when your staff are out of the building, with a written scope so everyone knows exactly what is cleaned and how often. Waikanae Commercial Cleaning Services has been cleaning offices in this region since 1987.

An office is the easiest kind of building to clean badly without anyone noticing for a while. Desks get wiped, bins get emptied, and the things that actually affect how a workplace feels, the kitchen, the bathrooms, the carpet in the walkways, quietly degrade over months. The scope below exists so that does not happen.

How often should an office be cleaned?

  • Five nights a week suits offices above roughly 20 desks, anywhere with client-facing reception, and any site with shared bathrooms used all day.
  • Two or three nights a week suits smaller professional offices with predictable use and their own bathroom.
  • Weekly works for low-occupancy sites, hybrid teams who are in two or three days, or a small suite used mainly for meetings.

The honest answer is that it depends on headcount and how the space is used, not on floor area. As a general guide:

Bathrooms and kitchens usually decide the frequency. If those two are cleaned often enough, the rest of an office tolerates a lighter schedule. If they are not, no amount of desk-dusting will make the place feel clean.

After-hours and daytime cleaning

Most of our office contracts are cleaned after hours, once staff have gone home. Our operating hours are Monday to Friday, 7am to 9pm, so an early-morning or evening schedule is straightforward across the region.

Some buildings suit a daytime presence instead, particularly larger sites where bathrooms and kitchens need attention through the day rather than a single clean at night. Both work. What matters is that the timing is agreed and then actually kept. Explore after-hours cleaning.

Access, keys and security

Cleaning after hours means we hold access to your building, and that is worth getting right in writing before the contract starts. We agree how access is granted, whether by key, card or code, who holds it, the alarm procedure, and who to call out of hours.

What drives the cost of office cleaning

  • Frequency. More visits cost more per week but usually less per clean, because the site never gets far out of condition.
  • Number of bathrooms and kitchens. These take a disproportionate share of the time.
  • Layout. An open floor cleans faster than the same area split into small rooms and corridors.
  • Headcount. Thirty people in a space generate far more work than ten in the same space.
  • Floor surfaces. Carpet, vinyl and timber each carry different time and product costs.
  • Access hours. Restricted-access buildings and unusual hours cost more to staff.
  • Consumables. Whether hand towel, soap and liners come from us or from you.

Two quotes for the same office can look very different, and it is almost always because they are quoting different work. The things that move the number:

When you compare quotes, compare the scope documents rather than the totals. A lower price with bathrooms cleaned three nights instead of five is not a lower price for the same thing.

What to check before you sign an office cleaning contract

  • Is there a written scope with frequencies against each task? “General office cleaning” is not a scope. “Bathrooms cleaned and restocked five nights a week, carpet vacuumed five nights, hard floors mopped twice weekly” is.
  • Is periodic work priced separately? Carpet cleaning and floor stripping should appear as their own lines, not be quietly assumed into a monthly figure or quietly left out of it.
  • Who actually cleans the building? Ask whether the cleaners are employed by the company you are signing with, or subcontracted. It changes who is accountable when something goes wrong.
  • Who inspects, and how often? Ask whether a supervisor physically attends the site or signs off a checklist remotely.
  • What is the notice period? A contract you cannot leave is a contract that does not have to keep earning your business.
  • How are access and keys handled? Cleaners and supervisors hold the keys or access cards, and supervisors train them on your alarm procedure. Agree how you want it handled at the site visit.
  • Who do you call when something is missed? A named person beats a general inbox.

Most of the complaints businesses have about cleaners are not about cleaning. They are about the contract being vague enough that both sides remember it differently. Before you sign with anyone, including us, check the following.

If a quote is materially cheaper than the others, the usual reason is that it is quoting less work rather than the same work more efficiently. Put the scope documents side by side before you compare the totals.
