Commercial Cleaning Services from Wellington to Waikanae

Commercial cleaning for Wellington and Kāpiti premises

Waikanae Commercial Cleaning Services provides contract commercial cleaning across Wellington, from the CBD north through Porirua and the Hutt Valley to the Kāpiti Coast. We have been cleaning business premises since 1987.

Most cleaning contracts do not fail on technique. They fail on reliability: a cleaner who does not turn up, a supervisor you cannot reach, standards that slip three months in once the contract is signed. Everything below is built around removing those failure points.

What our commercial cleaning covers

Scope is agreed in writing before we start, and quoted against that scope rather than a generic package. A typical Wellington contract includes some or all of the following:

Open plan Wellington office kept clean under a cleaning contract

  • Vacuuming, mopping and spot-cleaning of all traffic areas
  • Internal glass, partitions and entrance doors
  • Rubbish and recycling collection to your building’s designated point
  • Lift interiors, stairwells and shared corridors where these fall in scope

The Wellington premises we clean

  • Offices and corporate premises, from single-tenancy suites to multi-floor buildings. Explore office cleaning.
  • Retail, showrooms and hospitality, cleaned before opening or after close so trading is never interrupted. Explore retail cleaning.
  • Medical, dental and allied health rooms, where the process matters as much as the result. Explore healthcare cleaning.
  • Schools, ECE centres and training facilities, scheduled around terms, holidays and exams. Explore school cleaning, or education cleaning in Porirua.
  • Light industrial, warehousing and workshops, where hard floors and dust control do most of the work.
  • Body corporates and shared commercial buildings, covering common areas, lifts and entranceways.

Commercial cleaning is not one job. A dental practice, a distribution warehouse and a 40-desk office each need a different scope, a different schedule and different products. We work across:

How a contract with us works

  1. Site visit. We walk the building with you. Floor area alone tells us very little: what matters is how the space is used, how many people are in it, what the surfaces are, and when we can get access.
  2. Written scope. You get a task list with frequencies against it, so there is no argument later about whether something was included.
  3. Quote against that scope. One price, itemised, with periodic work shown separately from the regular schedule.
  4. Schedule and access. We agree timing, keys or access cards, alarm procedure and who to contact out of hours.
  5. Start and review. We check in during the first month, when problems are cheap to fix, rather than waiting for you to complain.
  6. Ongoing quality checks. A supervisor inspects the site weekly, not just the paperwork.

What drives the price of commercial cleaning

  • Frequency. Five nights a week costs more per week than two, but usually less per clean, because the site never gets far out of condition.
  • Floor area and layout. An open floor cleans faster per square metre than the same area broken into small rooms.
  • How the space is used. A busy reception and a quiet back office are not the same job.
  • Surfaces. Carpet, vinyl, polished concrete and timber each carry different time and product costs.
  • Bathrooms and kitchens. These drive a large share of the labour in most contracts.
  • Access hours. Work outside normal hours, or in buildings with restricted access, costs more to staff.
  • Consumables. Whether hand towel, soap and liners are supplied by us or by you.

Quotes for the same building can differ widely, and it is usually because they are not quoting the same work. These are the factors that actually move the number:

When you compare quotes, compare the scope documents rather than the totals. A cheaper price with bathrooms cleaned three times a week instead of five is not a cheaper price.

How we work with you

Areas we cover

Wellington CBD, Te Aro, Thorndon, Newtown, Kilbirnie and Miramar. North through Johnsonville, Tawa and Porirua. East across Petone, Seaview, Lower Hutt and Upper Hutt. North again to Paraparaumu, Raumati, Waikanae and Ōtaki.

Why businesses stay with us

We have been cleaning commercial premises in this region since 1987, which is close to forty years. The business operates from 6 Parata Street in Waikanae. Our Google rating is 5.0 from 21 reviews.

Longevity in this industry is not an accident. Commercial cleaning has low barriers to entry and a high failure rate, and contracts are lost through unreliability far more often than through poor cleaning. Staying in business for four decades means the same clients keep renewing.
